Other fees and services:
Inventory fee from £80 to £120 plus VAT
Dependent on the number of bedrooms and/or size of the property and outbuildings
Deposit registration fee: £50.00 plus VAT
Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Electrical certificate £110 including VAT
An Electrical Safety Check is recommended on your fixed wiring circuit every 5 years. As a Landlord it is your responsibility to ensure your Electrical Circuit are safe. To do this, you need an Electrical Safety Check to be carried out. This can only be carried out by a ‘IEE’ qualified electrician, of which we have many we use regularly. If you require us to arrange the Electrical Checks for you, the following charges will apply. This charge includes the cost of the certificate.
Energy performance certificate £90 including VAT
The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs. EPCs are valid for 10 years from when issued.
Gas safe certificate £70 including VAT
The Gas Safety (Installation and Use) Regulations 1998 state that all let and managed properties must be tested annually for safety. Allen Davies appoint a Gas Safe Engineer to do this and this fee covers arranging access and retaining the certificate. This charge includes the cost of the certificate.
Submission of non-resident landlords receipts to HMRC £100.00 plus VAT per quarter
To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC
Arrangement fee for refurbishments or other works 5% of net costs
Arranging access and assessing costs with contractor; Ensuring work has been carried out in accordance with the specification of works.
Landlord licensing fees (All Local Authorities) £600
Fill out and submit to Local Authority landlord license application with attachments and respond to any specific query relating to the application from the Local Authority. Cost of the Local Authority License fee is £500 plus £100 administration charges.
