Located on Cranbrook Road in Ilford, IG6, this project involved the transformation of a standalone commercial property into a mixed-use development, delivering two additional residential dwellings as part of a comprehensive programme of works. The first phase of the project saw the conversion of the space above the existing commercial unit into a self-contained one-bedroom flat, making full use of previously unused space within the existing building footprint. The second phase involved the construction of a brand new one-bedroom dwelling to the rear of the commercial property, built from the ground up on what was previously undeveloped land. The new build was designed and delivered as a fully self-contained residential unit, independent from the main building. The result is a three-unit development comprising a retained commercial unit, a converted flat above, and a newly constructed dwelling to the rear. This project was managed in full by Capital Estates, from development and construction through to the eventual sale of the entire premises.
